Average rent down 6% in Alberta

According to the most recent National Rent Report by Rentals.ca and Urbanation, the average asking rents in the country were down 2.7 per cent in June compared to a year ago, for the ninth consecutive month.

Rental prices in Alberta decreased 6 per cent year over year in June, with the average asking price at $1,844.

The national average asking rent price is $2,111.

Purpose-built and condo rental apartments declined the most in Alberta and B.C. compared to June 2024 prices, each decreasing by 3.1 per cent to an average of $1,741 and $2,472, respectively.

Apartment rental prices have changed 32.8 per cent in Alberta since 2022, the second biggest gain compared to Saskatchewan taking the cake at 36.2 per cent in three years time.

The prairie provinces are still the most affordable, with nine of ten of the most affordable markets being in Alberta, Saskatchewan, and Manitoba.

Ranked number four on the lowest average asking rent in Canada outside of the largest six markets is Grande Prairie at $1,405. Lloydminster, Medicine Hat, and Fort McMurray were the top three lowest asking rents in all of the nation for purpose-built and condo rentals.
