Housing prices down nearly 10 per cent in Grande Prairie

According to the latest market statistics report from the Alberta Real Estate Association, the average house price in Grande Prairie is down 9.7 per cent compared to November 2024.

The price for the average detached home in Grande Prairie was $390,205 in November 2025. Total residential average prices dropped 7 per cent compared to a year ago to $366,708.

Average year-over-year prices are down in all categories, excluding apartments, and up year to date for all housing categories.

The report also says new listings in the Swan City rose 1 per cent year over year in November to 101, and sales were up 2 per cent in the same time frame.

The price of the average detached home is down 9.7 per cent compared to November 2024 at $390,205.

Inventory is also down over 9 per cent, with just 159 units on the market when the report was compiled.
