City of Grande Prairie assessors begin annual property re-inspections

The City of Grande Prairie’s assessment department has begun its yearly property re-inspection process for select neighbourhoods around the city.

Re-inspections are completed on a five-year cycle. The idea is to reflect fair market value of all properties in the city for equitable municipal and educational taxation.

Assessor Caitlin Tasker says residents and businesses can expect to see assessors conducting exterior re-inspections and taking photos of the exterior frontage of properties.

She adds for obtaining interior details of properties, they have sent out Request for Information surveys to the owners of the properties they are re-inspecting.

“It’s just a quick questionnaire about the properties interior and exterior,” said Tasker. “And then we are just going around and updating cover photos of the exterior of the homes.”

As part of the five-year re-inspection cycle, the following neighbourhoods have been prioritized for 2021:

  • Downtown
  • Highland Park
  • Smith
  • Hillside
  • Patterson Place
  • Cedarwood/Southwood
  • Country Estates MC
  • Southwynd Estates
  • Creekside
  • Mountview
  • Crystal Landing
  • Crystal Heights

She says assessors will be going around from now through August taking updated photos of each property

“We update all our cover photos from public property. We don’t enter onto the property unless we provide notice of that.”

Tasker adds property owners can contact the city’s assessment department if they would prefer an assessor to do an on-site inspection of their property.

Re-inspections are just one part of the assessment process, as the assessment department also uses analysis and comparison of similar properties that have sold, analysis of rental income properties generate, and the replacement cost on a building plus a value for vacant land to develop an assessment.
